The Property Acquisition & Development Specialist plays a key role in identifying, acquiring, and improving real estate assets with the goal of maximizing investment value. This position requires a balance of research, analysis, negotiation, project coordination, and collaboration with vendors, government agencies, and internal team members. The ideal candidate is detail-oriented, resourceful, and eager to gain hands-on experience in real estate acquisitions, renovations, and development projects.
Property Acquisition & Research• Independently conduct title searches, market research, and comparable property analyses.• Identify investment opportunities and evaluate properties using company checklists and criteria.• Track foreclosure timelines and participate in auctions or bidding processes.• Prepare research reports, organize documentation, and assist in deed conversion processes (tax deed to warranty deed).• Understand eviction procedures, legal notices, and filings as they relate to property ownership transitions.Renovation & Project Management• Collaborate with contractors, vendors, and supervisors to manage renovation projects.• Assist in developing scopes of work, budgets, and project timelines.• Track project progress, maintain punch lists, and log updates into project management systems.• Apply cost-saving strategies learned during training to improve ROI on renovation projects.Development & Government Liaison• Support ground-up residential and commercial development projects.• Work with city and county officials on permitting, zoning, and grant applications.• Track regulatory deadlines, maintain compliance documentation, and ensure projects meet local codes.• Research and apply lessons from past successful permit and grant cases.Sales, Leasing & Marketing Support• Assist in preparing properties for sale or lease, including staging, photography, and listing creation.• Contribute to marketing strategies for residential and commercial properties.• Screen tenants or vet potential buyers under supervision.• Collaborate with team members to prepare property copywriting and promotional materials.Financial Analysis & Value Optimization• Analyze property values, ROI, ARV (After Repair Value), and CAPEX.• Support budget creation and monitor renovation costs.• Evaluate how labor and materials choices impact resale or rental value.• Identify opportunities to enhance property value through strategic improvements.Independent Contribution & Problem Solving• Take ownership of specific tasks or small projects within active property cases.• Work independently to research, schedule, document, and report on projects.• Identify and resolve issues or bottlenecks affecting property acquisition, renovation, or development.Qualifications• Hands-on experience with renovation, construction, or property development preferred.• Familiarity with real estate processes, tax deeds, warranty deeds, and foreclosure procedures.• Understanding of permitting, zoning, and working with government agencies.• Strong research, analysis, and reporting skills.• Ability to manage multiple projects simultaneously and meet deadlines.• Excellent communication and teamwork skills.• Motivated, detail-oriented, and capable of working independently.Career PathUpon successful completion of this role, opportunities for growth may include:• Project Manager for renovations or development projects.• Property Acquisition Specialist.• Development Coordinator for commercial or residential builds.• Leadership roles within the property management and investment division.
Skillbridge Trainee must have reliable transportation and be willing to drive 1-2 hours from office to complete some parts of training, on site. Some evenings will also be required for items such as attending city council meetings.
