This hybrid role balances administrative planning (online) with rigorous field execution (in-person). Under the mentorship of our COO, you will learn to manage the "Three Pillars" of construction: Scope, Schedule, and Budget.Core ResponsibilitiesProject Planning & Sourcing- Develop and document comprehensive Scopes of Work (SOW) for residential renovations.- Source, vet, and onboard new subcontractors and specialized trades to ensure a high-performing vendor pool.- Conduct bid analysis, obtaining and comparing multiple quotes to ensure financial accuracy and project feasibility.Operational Execution- Create and maintain detailed construction timelines, identifying critical milestones to keep projects on track.- Manage the "primary point-of-contact" relationship between the company and all on-site subcontractors.Quality Control & Field Oversight- Perform frequent, systematic site visits (minimum 2x weekly) to audit progress and document work quality via photo and video reporting.- Identify and manage project variances, implementing strategies to keep timelines within +/- 10% and budgets within +/- 5%.- Facilitate final project walkthroughs, identifying "blue tape" defects and ensuring a 99%+ completion rate before project closeout.Financial & Administrative Management- Master internal CRM and project management software to track real-time KPIs.- Develop and manage draw schedules and payment structures, ensuring vendors are paid accurately based on benchmark completion.- Finalize all project documentation and closeout audits to transition the property from construction to the market.
